Our Process

Once designing and planning are complete and construction contracts are signed, we work towards meeting our occupancy date and commence construction once the building permit has been approved by the local authority. Depending on your design, home construction takes approximately eight to 10 months from breaking ground to key handover. We know that you’re building your forever home, so our project managers ensure that you’re as involved in the construction process as you want to be. Plus, we are right beside you every step of the way.

Our new home construction projects typically follow this process:

Site Mobilization

Key building materials are pre-ordered, the building site is surveyed and staked, and supporting equipment is delivered to the site. A construction schedule is created that details workflow and time expectations. We share this schedule with you and update it regularly to ensure you’re fully informed.

Foundation

Next, we excavate as needed to ensure a safe and efficient space is created for your home foundation to be cribbed and poured. A key part of the home, we ensure our engineer-approved foundation is inspected prior to pouring and sealed to protect it for many years to come from water ingress, cracking and spalling. Where possible, native material removed during excavation will be placed back around the foundation. They are compacted and graded to ensure proper drainage around your home.

Framing and Rough-In Work

We build the structure of your home, including exterior/interior wall and roof systems, windows and exterior doors. Components such as electrical, HVAC, plumbing and home automation are all roughed in. We encourage you to meet with our team during this phase of the project to walk through your home.

Exterior Finishing

Timing the exterior finishing work is important to ensure that your home is weather tight and that weather conditions have less impact on our working schedule. OnGrowing Works and our trade partners install the building envelope components including siding, roof finish and soft metals like soffits, fascia and eavestroughs. Once precipitation is controlled and directed away from the home, we also prep and pour interior slabs, including basement and garage floors.

Interior Finishing

With your home water tight and rough-ins completed, we start the interior finishing phase. Installing insulation and vapor barriers are a core part of creating a well-sealed and efficient home. This is followed with drywall installation to create the blank canvas for our talented craftspeople to mobilize the home. From interior door installation and millwork, through to cabinetry and countertops, our work is completed to the highest standards. We always maintain a level of finish and quality that we are proud of.

Cleanup

We pride ourselves on maintaining a clean and safe work site throughout the entire project. However, to ensure our project is ready for handover, a thorough and detailed clean of the home is completed.

Education and Possession

Ongrowing Works will complete a pre-possession assessment of your home to identify and rectify deficiencies that may have occurred during construction. On possession day, we complete a thorough walkthrough and provide a detailed orientation to familiarize you with the key components of your home and how they operate. We provide you with a handover package that outlines key components, contacts, photos and municipal documentation for your safekeeping. Finally, keys are provided and your new home is complete.
